Who are Coffi Lab?

Coffi Lab’s vision is to define a new lifestyle in neighbourhood coffee, providing customers with warm hospitality, inspired store design and promotion of causes linked to personal wellbeing. Check out their story here.

How many new stores are you targeting?

We’re looking to open 20+ stores.

Target locations?

Neighbourhood centres / strong suburbs and high street market towns across South Wales and the South West.

Size requirements?

We need a minimum of 1,500 - 1,750 sq.ft on ground floor. We are able to trade from the first floor as well.

Planning Use Class?

A3 Coffee Shop / E Class

Additional requirements?

Corner units are preferred but not essential, ideally space for outside seating.

Freehold or Leasehold?

Leasehold

Recent openings or new stores in the pipeline?

Monmouth, Marlborough, Abergavenny, Llandaff, Whitchurch, Rhiwbina, Llanishen, Portishead and Wellfield Road, Cardiff open and trading. Gloucester Road, Bristol (site 10) will open before end of 2024. Target is 15 stores by end of 2025.

Additional Questions:

What are the main challenges you face when acquiring new property?

Availability – whilst the market has struggled generally, strong secondary pitches are thriving (especially with independent food and drink) and therefore options are limited.

What is your favourite building?

Having been to New York a couple of times – big fan of Grand Central Terminal.

Favourite retail or leisure destination?

Timeout Market, Lisbon – amazing venue, food and location.
