Who are Amber Taverns?


Amber Taverns are a managed house operator founded in 2005 that has grown successfully by cherry picking freehold property on a site by site basis. We provide our customers with a quality and safe environment to enjoy a drink and watch sports if they wish. 


How many pubs do Amber Taverns have?


We currently operate 140 trading pubs and have 5 in development. 


Target locations?


We look for town and city centre locations on or near the main licensed circuits. We will also look at busy suburban high street locations in larger cities.

How many new pubs are you targeting?


We are rargeting 10-20 pubs per annum, however we take a site by site approach, and if the economics don't work, we won't buy it, even if it's a town we want to have a presence in. 


Size requirements?


Preferably a minimum of 2,000sq ft ground floor with a basement for a cellar and room for a 2 or 3 bed manager's flat on the upper floors. That said, we are always flexible for the right site and will go smaller on the ground floor if there is room to accommodate cellar and customer WC's on other floors. We prefer to look at all opportunities rather than agents rule them out on perceived size requirements.


Additional requirements?


We like beer gardens and outside spaces, it won't stop us buying a property if not present as we have been creative with terrace beer gardens and courtyard gardens where none existed before. 


Planning consent?


We require an A4 use, however we will consider buildings that require change of use and need a new licence. We are looking at retail, offices, restaurants, former bookmakers, former chapels, anything, as long as the property is the right size and in a good location.


Freehold or Leasehold?


Freehold or LLH with minimum 50 year term at a peppercorn.


Recent openings or pubs in the pipeline?


We recently opened the Commercial in Rainhill and Cotton Bale in Hyde after significant capital investment and both are trading well.  We are currently on site in Nuneaton whish will open late summer 2018 and are soon to start work on an art deco office building in Merthyr Tydfil which will be our 8th site in Wales when completed.

We pay introduction fees to non-retained agents of 1.5% with a minimum of £5,000 up to a maximum of £10,000. 


Finally, what is your favourite building (UK or overseas)?


York Minster, that they built it all by hand is incredible!
