Development of a Large-scale Residential Development (LRD) at a c. 0.77 ha site at the Former G4S Site, Herberton Road, Rialto, Dublin 12. The proposals comprise the demolition of existing buildings and structures on site and the construction of a mixed-use development across four blocks including 120 no. apartments, medical use, café/retail and community/ arts/ cultural space. The development will consist of: - Demolition of existing vacant commercial buildings and telecommunications equipment on site (c. 3,730 sq.m); - Construction of 120 no. apartments (60 no. 1-bed and 60 no. 2-bed) units (all with balcony or terrace) within Block A - C as follows: • Block A1/ A2 includes 80 apartments (34 no. 1-bed and 46 no. 2-bed) over part 4/5/6 storeys (total heights c. 15.975 Block A1, c. 18.975 m Block A2) •Block B includes 14 apartments ( 7 no. 1 bed and 7 no. 2 bed) over part 3/ 4 storeys (total height c. 12.975 m) •Block C includes 26 apartments (19 no. 1-bed and 7 no. 2-bed) over part 3/4/5 storeys (total height c. 15.975 m) as well as community/ arts/ cultural space (studios, co-working space, meeting room, reception) (c. 473 sq.m) at ground floor level alongside switch room and ESB substation. • Block D (5 storeys, total height c. 17.45 m) (fronting Herberton Road) including café/ retail unit (c. 63 sq.m) at ground floor with external seating area, community/ arts/ cultural space (reception and community group room) (c. 128 sq.m), delivery reception/ storage area (c. 21 sq.m) and ancillary medical space (including commercial bin and bike store) at ground floor level with medical use on upper floors (1 to 4) (c. 1,489.6 sq.m in total). • Basement level (c. 2,072 sq.m) accessed via ramp adjacent to Block B providing 56 no. car parking spaces (29 no. EV enabled), 166 no. bicycle parking spaces (including 6 no. cargo bike spaces) and 5 no. motorbike spaces, alongside refuse, plant, communication and generator rooms and residential storage rooms. • Public plaza and open space between and south of Blocks C and D (c. 766 sq.m) and communal open space within central courtyard and adjacent to northern, western and southern site perimeters (c. 1,186 sq.m) , with areas defined by gates and landscaping. • A total of 265 no. bicycle spaces comprising: 242 no. bicycle parking spaces for residential use (166 no. at basement and 76 no. external including 60 short stay spaces and 2 no. cargo bike spaces), 13 for long term medical/café/retail/community use (ground floor Block D) and 10 external spaces (2 no. cargo bike spaces) for visitor use. • Site access taken from Herberton Road (utilising existing entrance) including reconfiguration and improvement works to public footpath. • Telecommunications infrastructure at roof level of Block A2 including shrouds, antennas and microwave link dishes (18 no. antennas enclosed in 9 no. shrouds rising c. 2.9 metres above roof level and 9 no. transmission dishes, together with all associated equipment). • Landscaped open space, 3 no. disabled access spaces at ground level (2 no. EV charging), planting and boundary treatments, PV panels (all blocks), lighting, signage zones (Block C and D), green/ blue roof and all associated site works to facilitate the development.
