Q&A with Paul Embleton

Divisional Asset Manager · UK North / Scotland / Northern Ireland & Republic of Ireland

Who are Screwfix?

Screwfix is one of the UK and Ireland’s largest trade retailers, with an extensive product range of over 70,000 products. Screwfix is convenient, straightforward, and affordably priced, helping busy tradespeople get their jobs done quickly, affordably, and right first time.

How many locations do Screwfix currently have?

Screwfix have over 1,000 stores across the UK, Ireland and France.

Target locations?

We will consider all property types that meet the criteria for our standard or compact City format stores. Standard stores should be easily accessible, with available parking and situated in highly visible locations, preferably near other trade occupiers.

City stores require access on high streets with high footfall, roadside visibility and proximity to major transport
hubs. Adequate loading facilities and nearby high street parking are essential for these locations.

How many new locations are you targeting?

We are targeting 100 + new stores

Size requirements?

Industrial: 3,000 – 7,000 sq. ft – Location dependant
City: 1,300 – 4,000 sq. ft

Planning consent?

Industrial and Retail consent dependent on jurisdiction

Freehold or Leasehold?

We would consider both

Recent openings or new locations in the pipeline?

New openings include:

Standard Format - Unit 1, Kilmore Business Park, Dublin Rd, Killygarry, Cavan, H12 H956, Ireland
Standard Format -125 Scudamore Rd, Braunstone Frith, Leicester LE3 1UQ
City Format - 109 George St, Edinburgh EH2 4JN
City Format – Tulse Hill, 350 Norwood Rd, Norwood, London SE27 9BQ

What are the main challenges you face when acquiring new property?

Locating an opportunity in the right area to optimise our convenience for the customer, enhancing the current estate not impacting it.

The main construction challenge with the city format is floor loadings, but at Screwfix we love a challenge!

Favourite occupier?

Screwfix, however, I’m biassed!

What is your favourite building?

Durham Cathedral / The Stadium of Light

Favourite retail or leisure destination?

The Lake District, it’s just perfect, the outdoors is good for the soul, especially when its not raining, which is rare.
